7 Things To Consider When You Rent Your Office Space

Putting up a new office for rent? You might want to do a few checks before you sign any contracts. Here are some important things that business owners sometimes forget to check.

Are You Free To Make The Changes That You Need?

Some offices may give you a lot of freedom when it comes to decorating and making changes. In other situations, you might not be able to put a nail on a wall without asking. If you want to personalise your office or make some permanent changes, knowing what your rights are when it comes to remodelling could be very important. If the contract doesn’t say this, be sure to ask the property owner.

What Costs Are Your Responsibility?

It’s important to make sure you don’t end up paying more than you expected. For instance, some leases may not obligate you to pay for repairs or insurance, while others will. In some situations, you might only have to pay for part of the costs. Some of these leases may be called “triple net lease rent” or “full-service gross leases.” Make sure you know what these terms mean so you don’t get caught off guard. Read the contract carefully and ask questions if you aren’t sure how much you should be paying.

What Are The Lease Terms?

Besides being happy with the length of your lease, you should also find out what the rules are if you want to end it early. In some leases, you may have to pay a big fee or even keep paying until the end of the term. These terms should be in the contract, but if they aren’t, you should ask about them.

Are You Able To Sub-Let Unused Space?

Some office leases let tenants rent out space to other companies. If you think you might want to sublease space in the future, even if it’s just for an event, you might want to make sure your contract lets you.

Are There Enough Electrical Sockets?

More computers, printers, and routers, among other things, are being used in modern businesses. It might be important to make sure there are enough electrical outlets for all your machines. When looking around an office building, this is something that can be easy to miss. Older office buildings are more likely to have fewer outlets than newer ones. If you need a lot of outlets, this is something to keep in mind. When troubleshooting electrical issues make sure you use a professional service.

Think About Parking

Customers, clients, and people who work for you may need a place to park when they come to your office. A place of business with free private parking could be very helpful. Of course, you might not always be able to find office buildings like this. If that’s the case, you’ll need to make sure there’s enough public parking nearby and that it’s not too expensive. This can make people feel less stressed when they come to your office.

Is There Crime In The Area?

Burglars and vandals can often be found in offices. It might be a good idea to check online to see how many crimes happen in the area. You should try to find an office in a place where the crime rate isn’t too high. This will make it a nicer place for you and your employees to work, and insurance and security costs won’t be as high.
